What’s crazy is that there was ~$6,000 tax due on this upfront unless the OP rolled it in. So either OP is making nothing or the next guy will be paying that off on top of their own tax.

Honestly that makes his deals even more impressive. I doubt that’s not rolled in. If it isn’t there’d be no point to this that I can see.

All of my deals have taxes included and rolled into the monthly payment. I pay 6% Maryland tax, which is already factored into the payments. In the past, I’ve had interested parties take over the lease in states like WY and GA without paying additional taxes, but in some states like NY and FL, extra taxes applied due to their higher rates.
So it’s dependent on reciprocity with MD..
Very impressive, it’s not easy to get this many loser deals.
TBH the OP could net more by brokering instead of flipping post lease
