Not a good deal… i’m pretty sure you can get that discount for a non-demo car. As a benchmark I have a 55K X3 M Sport which I custom ordered and pay almost $100 less with around the same DAS and Mileage. I think you should be in the mid to high 400s to call it a good deal.
Here is what that would look like with new programs. Dealers will post purchase incentives on their advertisement online to show a lower price, but lease incentives are different… Do you have loyalty or corporate fleet?

They might be holding onto more in this one because it’s a higher spec demo and higher than most available 330is.
For comparison, we’re currently working on a $46,000 one and after 15% off with loyalty and USAA, it’s about $350 with $4,000 at signing for 36/12 or $470 with $0 at signing. OP isn’t getting anywhere near mid to high $400s without some serious drive offs.
