Thinking about leasing a 4runner for the wife

The issue I’m running into is that their payment is $40 higher than the calculator and I can’t figure out why. This is a zero out of pocket lease so they have adjusted sales price to pay the Upfront costs.
Is this a fair deal? Why is their payment higher than the calculators?
