This is only about 7% off (once you add back in the “additional cap items”–which is pure bs). You should be going for at least 10%, maybe more. Look for loyalty or penfed or OL codes, or something.
Also, they have you putting down about $1k as a cap reduction. In practice this makes your lease about $28 more expensive, and it is wasted if you get in an accident and get your car totalled.
You have the information you need to fill in the calculator and get a leasehackr score. A decent rule of thumb is that a score of 10 or more is a terrific deal. But a BMW 440i should be above 9 every time. I don’t think you are even vaguely close here.
I would be careful when assuming genders on the internet, just saying.
