I need your advice and help!
I have an offer on 2018 Lexus LS 500 with Executive Package.
Here is the detail.

MSRP: 106,888
Negotiated Sale Price: 90,298
Negotiated Sale Price includes 9,500 Feb/2019 Incentives ( 7,500 lease bonus + 2,000 current lessee loyalty Incentive)
Region: TN

0 Down payment
Term 36 mos.
10k miles per year
RV: 53%
MF: 0.00115
Monthly Payment: $1,250

( I had RV 51%, MF 0.00085 from edmunds, but they are using slight different rates above)

Does it sound like a good deal? Any advice will be appreciated!

Doesn’t sound like a good deal at all. Negotiate more of a discount before incentives, find out if the MF is marked up (seems like it is), and max out MSDs

You should aim for a sales price of 93k BEFORE incentives. So roughly another 7k off.
