Please evaluate this lease offer. I do not have the MF or residual but here’s what I know:

I’m in Texas so tax is on entire negotiated price
They are quoting me a 36 mo. / 10k mi. price of $627, with $2k due at signing which includes first month, title & license fees. I know there are many missing #'s but in general how does it look?
What makes up the 2,750 ? I thought 3 series lease rebate was $3k this month? I’m guessing you got $750 from loyalty? If you spread that 2k up front cost out over 36mo it brings your real monthly closer to $690 per month.
From what I understand Texas has crazy high taxes on leases? But ~$700 a month for a 3 series makes me twitch. What are the fee costs?
2k or 3k lease cash depending on region + 750 or 1500 in loyalty depending on region
$2k is inclusive of first month and title/license fees. It is not a cap cost reduction.

Curious if you’ve seen better deals in TX on a 2018 340 – seems to me a 15% discount off MSRP is scraping the bottom of the barrel.
If you’re patient enough I think waiting for them to have tax credits or waiting until Memorial day (or both) might work better. But generally I think less than 1% on a 3-series should be achievable w/ zero down. Never give up.
