Doesn’t look like a good deal at all. What is the selling price of the car with that quote? Money factor looks sky high too. Something in the mid to high 200’s seems reasonable. VW is hurting and better incentives should be coming out in November.
I’m not sure why I thought you were looking at a Jetta. The Sportwagen is a more expensive car with a much higher MF. According to Edmunds, .00201 is the MF which is nearly 5.0% APR! Looks like it’s a better buy than a lease.
If you really want to lease one, I’d shop prices around. VW is hurting and cutting pretty aggressive deals if you find the right dealer. Good luck!
That money factor is absurd. You should ask in the Edmunds forums what it is supposed to be.

The Sportwagen is NOT a Jetta. It’s basically a station wagon based on the Golf.
