Try going to Princeton or Pine Belt. I leased from Joann in Princeton and she was amazing. Some other hackers have had good experiences with Pine Belt and gotten great deals. I’m not sure if they have any with bonus tags that you will like, but it is worth a shot
I think you can do better. I do not have my lease contract on hand but a few details of my lease below. Dealer also paid off my trade in (2015 Honda with a year left on the lease).

Yes that is typical. They aren’t Nissan so they can’t waive it. Overall not a hot deal. Wait until your lease is up you still have 3 months
on my way out they rolled out a 2017 Cruze LT with Nav, moonroof, etc with a 27000 sticker and 2000 miles on it and offered it to me for 200 down 200 a month. I didnt know what demo meant so i bailed.
Demo means quite literally that it was used as a demonstration vehicle at the dealer for test drives or as a service loaner.
Demo can also mean salesperson/manager vehicle.
We did DRAC (Dealer rent a car) but many stores around here just give salespeople a ‘demo’ out of inventory.
